What this build covered.

A pre-1920 Craftsman bungalow in the Foster-Powell neighborhood, taken from a tired, multi-decade-deferred state to a complete restoration. Original framing was sound and preserved. Electrical, plumbing, insulation, kitchen, baths, and finishes were rebuilt from rough-in. Period-correct casing and trim were restored where the original was salvageable and matched on new construction where it was not.

  1. What was retained

    Original framing, exterior siding profile, window casings on the front elevation, and the floor plan of the main living level. The home's character — the part the neighborhood reads from the street — stayed.

  2. What was rebuilt

    Full electrical replacement including service upgrade and panel relocation. Plumbing supply and waste lines replaced from the meter through every fixture. New insulation throughout. Kitchen rebuilt with new cabinetry, countertops, and appliance circuits. Two bathrooms rebuilt to current code. New flooring throughout.

  3. What was added

    A reconfigured kitchen layout that opened sightlines from the kitchen through the dining and living rooms. A primary suite expansion on the upper level. Energy-code-compliant insulation and air sealing that the original construction lacked entirely.
